Key Points
  • June 2026: 45,995 listings at ¥1,165,400 per sq m. July 2026: 47,151 listings at ¥1,183,000 — 1,156 more listings (+2.5%) and ¥17,600 more per sq m (+1.5%).
  • Listings are up 5.5% year on year, rising for a fifth straight month, and the pace is accelerating (3.5% last month). New registrations reached 16,474, up 5.7% for a second month.
  • The gap between asking and closing prices stays near 40%: ¥1,183,000 asked against ¥841,700 closed, a ratio of 1.41, essentially unchanged from last month's 1.41.
  • Asking prices have risen for 24 consecutive months since August 2024 (+28.2% year on year); new registrations have risen for 27 months since May 2024 (+20.4%). The average listed price is ¥68.66m, up 29.0%.
  • The monthly absorption rate — deals divided by listings — fell to 7.7%, from 9.2% last month and 8.9% a year ago. Note the January 2025 system overhaul at REINS creates a structural break in year-on-year figures.
Analysis

In June 2026 Greater Tokyo carried 45,995 resale condominium listings at an asking price of ¥1,165,400 per square metre. In July 2026 that became 47,151 listings at ¥1,183,000 — 1,156 more units (+2.5%) and ¥17,600 more per square metre (+1.5%).

Year on year, listings are up 5.5% and have risen for five straight months, with the pace accelerating from 3.5% last month; a year ago the figure was 44,689. New registrations came to 16,474, up 5.7% and rising for a second month. Sellers are putting property on the market faster than buyers take it off.

Asking prices are the extreme end of this. They are up 28.2% on the year and have risen for 24 consecutive months since August 2024; new registrations, at ¥1,178,600, are up 20.4% and have risen for 27 months since May 2024. Yet deals in the same month closed at ¥841,700 — asking prices are 1.41 times closing prices, a gap of 40.6%, unchanged from last month.

The number worth remembering is absorption: 3,638 deals against 47,151 listings is 7.7%, down from 9.2% last month and 8.9% a year ago. More on the shelf, less of it sold.

July 2019 is not carried in the source, which lists only 13 months, and we do not estimate it. One correction of scope: the second chart now plots listings against new registrations, because the public REINS release does not publish listing counts by prefecture.
