Tokyo-Area Resale Condo Deals Close at JPY 826,400/sqm in June 2026, Down 0.8% YoY for a Second Month

- 4,241 resale condo contracts closed in Greater Tokyo in June 2026, down 1.3% year on year.
- Contracted unit price was JPY 826,400 per sqm, down 0.8% YoY, the second straight monthly decline.
- Average contract price was JPY 52.08m, essentially flat against JPY 52.09m a year earlier.
- Tokyo Metropolis contracts fell 9.5% YoY while Chiba rose 19.0% and its unit price gained 20.5%.
- Contracted units averaged 27.48 years old and 63.02 sqm, older and slightly larger than a year ago.
REINS published its June 2026 monthly figures on 10 July. Greater Tokyo resale condominiums recorded 4,241 closed contracts, down 1.3% from a year earlier, at JPY 826,400 per square metre (down 0.8%) and JPY 52.08m per unit against JPY 52.09m in June 2025.
The measurement basis matters. Most Japanese property headlines quote asking prices; REINS records deals that brokers report after signing. On that basis June marked a second consecutive year-on-year decline, following a 3.9% drop in May.
Month on month the picture reverses. Unit prices rose 2.3% and total prices 2.8% from May, which at JPY 807,800 per sqm was the weakest month in a year. June recovered part of that but stayed below the JPY 863,400 recorded in March 2026.
Prefectural splits explain the flat headline. Tokyo Metropolis closed 2,136 contracts, down 9.5%, with unit prices down 0.1%. Chiba closed 508 contracts, up 19.0%, with unit prices up 20.5%. Kanagawa gained 7.2% and Saitama 6.1%. The core that drove the past two years is now the drag, and the surrounding prefectures carry the growth.
REINS revised its contract-registration system from January 2025, inflating year-on-year contract counts through 2025; the 2026 comparisons carry that structural break. Price measures are less affected. This site begins tracking the series with this edition.
