In the June 2026 REINS data the seller side moved more than the buyer side. Greater Tokyo ended the month with 45,995 resale condominium listings, up 3.5% year on year, and 16,277 new registrations, up 1.7%. The counts moved little; the prices did not.

Listed inventory averaged JPY 1,165,400 per square metre, up 28.6% from a year earlier, and JPY 67.45m per unit, up 29.3%. Contracts closed in the same month at JPY 826,400 per sqm and JPY 52.08m. Asking prices sit 41% above closing prices, a spread of JPY 15.37m per unit. New listings arrived at JPY 1,155,700 per sqm, up 22.0%, so sellers keep pricing above last year while buyers close 0.8% lower.

The build-up is a Tokyo story. Tokyo Metropolis inventory rose 12.6% to 26,120 units, 2,932 more than a year ago, accelerating from 7.1% in March. Saitama fell 3.6%, Chiba 9.1% and Kanagawa 6.7%. New registrations followed the same split.

Buyers in Tokyo now face more choice without softer asking prices. The months ahead turn on whether listed prices move toward closing levels or inventory keeps accumulating. REINS revised its contract-registration system from January 2025, inflating year-on-year contract counts through 2025; the 2026 comparisons carry that structural break.
