Asking prices for family-type used condominiums in Tokyo's 23 wards went from ¥116.94M in June to ¥118.46M in July, a gain of ¥1.52M or 1.3%. Over the same month, the average price of units buyers actually enquired about rose from ¥71.24M to ¥73.33M, up ¥2.09M or 2.9%. The gap between the two therefore narrowed from ¥45.70M to ¥45.12M — the one figure this month moving toward convergence.

The move is small. Asking prices are still 1.62 times inquiry prices, against 1.64 a month earlier. This is why the series is worth tracking monthly: most sources publish a single average price, while LIFULL publishes two — what sellers list, and what buyers actually click to enquire about. The first chart plots both, and the upper line has barely paused all year.

The longer view is starker. Asking prices are up 23.6% year on year against 12.0% for inquiry prices, and against the pre-pandemic baseline (this dataset begins in January 2020) asking prices are 2.40 times higher while inquiry prices are only 1.53 times. What has really surged over six and a half years is the price sellers put on the board.

The second chart shows per-square-metre figures moving the same way: asking from ¥1.693M to ¥1.713M, inquiry from ¥1.103M to ¥1.154M, so this month's move is not an artefact of unit sizes.

One caveat: the inquiry sample is much smaller and swings hard — May printed an outlier above ¥100M and fell straight back the next month. Read the direction, and do not treat inquiry prices as transaction prices.
